New Lockdown declared in France as of Friday 30th October

We are now in a new lockdown period in France.

If this means you can no longer come and visit properties with us in person, you can rest assured that we are continuing to work for you. We are doing the following:

  • Updating and adding new properties on our website
  • Exchanging emails and calls with buyers and vendors
  • Putting together property lists, sending you available information and material on your preferred properties
  • Accompanying you on live virtual tours
  • Taking on new sales mandates
  • Carrying out virtual signing using an e-signing facility for all legal documents.

The buying process will continue for all the ongoing sales as notaires, banks, administrations and France Property Angels continue to work.

Living and Getting Around

Saint-Jean-d’Aulps is compact and easy to navigate. The village centre has everything you need — shops, a pharmacy, bakery, butcher, mini-supermarket, and several restaurants and bars. A larger supermarket is just a two-minute drive away.

The Balad’Aulps Bus connects Saint-Jean-d’Aulps with nearby villages including Morzine, Les Gets, Essert-Romand, and Montriond (around €1.50 per trip). During the ski season, a free winter shuttle runs every 30 minutes between the village and the La Grande Terche / Roc d’Enfer ski area, 2.5 km up the hill.

Road access is excellent via the D902, linking Thonon-les-Bains and Morzine, and regular regional buses operated by LIHSA connect the valley with Cluses and Lake Geneva towns. The nearest major airports are Geneva (1h15) and Annecy (1h30).

For daily life, Saint-Jean-d’Aulps is a real working village — not just a resort. It has a preschool, primary school, and secondary school, making it a great choice for families planning a permanent move.

 

Lifestyle and Local Life

Saint-Jean-d’Aulps is a true year-round destination. In winter, the nearby La Grande Terche (Espace Roc d’Enfer) ski area offers 34 km of peaceful, well-maintained pistes — ideal for families, beginners, and intermediates. It’s quieter than the larger resorts, with short lift queues and a relaxed feel, while Morzine and Les Gets are just a short bus ride away for access to the full Portes du Soleil network.

In summer, the village becomes a paradise for hikers and cyclists, with over 200 km of trails through forests, alpine meadows, and high-mountain landscapes. As part of the Portes du Soleil Multi Pass, residents and visitors enjoy discounted access to lifts, pools, and activities across the region.

The Vallée d’Aulps is also a working agricultural valley. Local farms produce milk, cheese, honey, and charcuterie sold directly in the village — a reminder that this is an authentic Alpine community, not a purpose-built resort.

 

Culture and Heritage

Saint-Jean-d’Aulps grew around the Abbaye d’Aulps, a Cistercian monastery founded in the 11th century. Though partially dismantled in the 19th century, its impressive façade and ruins remain and are now classified as a Monument Historique.

The Domaine de Découverte de la Vallée d’Aulps, located on the abbey grounds, includes a museum, gardens, and interactive exhibits about monastic life. In July and August, torch-lit evening tours bring the history vividly to life against the mountain backdrop.

 

Restaurants, Bars & Entertainment

Despite its size, Saint-Jean-d’Aulps offers a surprisingly varied and lively food and social scene:
